What is title insurance?

Title insurance provides protection to owners and lenders against problems and losses caused by defects in the chain of title that existed prior to the issue date of your policy.  Since we are insuring the current status of title, our focus is on the elimination of title problems.  Our intention is to reduce or eliminate the likelihood of our policy holders encountering any difficulties relating to the title to their property, including fraud, forgery and courthouse errors.

Why do you need it?

In the absence of title insurance, you could spend substantial sums of money on legal defense and still result in the loss of your property.  An Owner’s Policy purchased at your closing for a one-time single premium, provides coverage for you as long as you or your heirs have an interest or liability in the title to the property.  If a valid claim is filed, in addition to financial loss up to the face amount of the policy, your owner’s title policy covers the cost of legal defense.

Our Role

Minnesota Abstract & Title Company works as a partner with your lender and real estate professional.  We collect the necessary documents and then insure adherence to the lender’s loan instructions, make arrangements for proper payment and disbursement of funds and record the documents at the county.  We are fully prepared to work with you from the beginning of your transaction all the way through to the conclusion.
